In accordance with other European Countries, from 1st June 2013 Spain will introduce the requirement for the provision of an ‘Energy Efficiency Certificate’ applicable to properties that are either for sale, or rented out for more than 4 months in one calendar year. For the purpose of the law, any rental on a property is considered cumulative and therefore this will affect the majority of properties within the Playas Del Almanzora Rental Programme at Desert Springs.
The EPC or Certificado de Eficiencia Energetica (CEE) in Spanish is designed to ensure that homes are run more efficiently and produce less carbon dioxide into the atmosphere. This stems from the Kyoto Agreement, a worldwide treaty in which the participating countries will do their best to reduce greenhouse gas emissions. Each property is tested and given a score on a scale ranging from A to G, with ‘A' being extremely efficient and ‘G' being particularly inefficient. A certificate can only be issued by an authorised inspector and once issued is valid for 10 years.
If property owners fail to provide the tenant with the information from the EPC, then the contract can become void, the government can fine the property owner/rental agent and the tenant could claim compensation from either party.
We have spoken with the Architect for Desert Springs, who is qualified to carry out the inspections, and we set out below a schedule of the charges applicable for each property type.
- Apartments and Townhouses – 165 € + IVA
- Country Cottages – 195 € + IVA
- Country Villas – 220 € + IVA
In order to comply with the new legislation, we ask for your permission by return to request on your behalf, the issue of a certificate for your property from the architect.
